Frostwood's Deed Restrictions set out requirements that homeowners must follow for:
Homeowners MUST have approval from the Architectural Control Committee (ACC) for (i) any modifications that change the exterior form or appearance of their home, (ii) to construct an addition, or (iii) to tear down and rebuild a new home. See the Architectural Control page for more details. The ACC and Frostwood's outside architect will review applications for approval as appropriate. Approval from the ACC is absolutely required before a homeowner may begin a project.
A few homes in Frostwood are owned and operated as rental properties. Frostwood has a Rental and Leasing Policy to ensure that both the homeowner/landlord and the tenant know the Deed Restrictions and the requirements they impose on all parties. This includes proper background screening for all prospective tenants, homeowner/landlord responsibility for the conduct of a tenant, limitations on the scope and length of each tenancy (e.g., rental only to a single family and for 6 months or more), and other clarifying provisions.
There are limitations on conducting garage and estate sales. These restrictions limit activity to one sale per lot per calendar year, define allowable hours and days of the week; and mandatory notifications.
Homeowners are permitted to keep animals and pets at their homes, but only generally recognized house or yard pets, and then only if they are kept solely as domestic pets and not for commercial purposes. This means no chickens or roosters are permitted. In addition, no exotic or breed of animal commonly recognized as inherently aggressive or vicious toward other animals and/or humans is permitted. Homeowners must keep dogs on leashes when they are out of the house or their enclosure.
RealManage regularly inspects Frostwood properties for Deed Restriction compliance and violations; Homeowners may also report concerns or suspected Deed Restriction violations directly to RealManage via their Resident Portal. These reports can be made anonymously.
Deed Restrictions specify that crews or homeowners should not put bags of lawn debris at the curb (if at all) before 6 p.m. the evening before trash pickup. That's Sunday evening for Monday's pickup or Wednesday evening for Thursday's pickup. Putting them on the curb is not necessary. Texas Pride will pick up these bags if they are left where the homeowner's trash cans are placed (i.e., near the back door but visible from the street for pickup or in front of a gated driveway for pickup.)
